What to send the property manager

In an apartment, the lease decides whether a TV can be wall-mounted and how holes are patched at move-out; renters ask the landlord before any drilling. A short message with the details gets a faster, clearer yes or no:

Include in the request Why it helps
TV size and weight Shows the load is ordinary
Which wall, with a photo Interior walls are usually less of a concern than shared ones
Bracket type and number of holes Four to six small holes sound different from "drilling the wall"
Cable plan Surface cover, no opening the wall
Move-out plan Spackle and touch-up in the unit's paint color

A flat bracket that is easy to undo

A fixed (flat) bracket is the renter's friend: it sits close to the wall, needs two studs and four to six lag bolts, and leaves holes about the width of a pencil that the TV hides for as long as it hangs. Tilting brackets leave the same footprint. The cords drop to the outlet in a slim cover held with small screws rather than strong adhesive, which can lift paint when it comes off.

How a fixed mount holds the TV close to the wall. A fixed mount is a wall plate with rails; brackets on the back of the TV hook over them, so the screen hangs a short, constant distance from the wall.

What the numbers show

  1. Lag bolt into the stud The plate is held by lag bolts driven through the drywall into the centre of a wood stud, so the weight goes into the framing.
  2. Wall plate rails The plate has an upper and a lower rail; it is levelled before the last bolt is tightened.
  3. TV brackets Two vertical brackets screw into the VESA holes on the back of the TV and hook over the rails.
  4. Locking screw A screw at the bottom of each bracket stops the TV from being lifted off the rails by accident.
  5. Gap to the wall The screen sits only a short distance from the wall, which leaves room for the plugs but no adjustment after it is hung.

Walking out with clean walls

At the end of a lease the bracket comes off, the bolts come out, each hole is filled flush, sanded once dry and touched up in the wall's color and sheen. Paint information is usually on file with the leasing office, or on the can left in the unit.

A wall mount in a rental is judged twice: on the day it goes up and on the day it comes down.

Stands that look mounted

When the answer is no, a floor-standing TV mount — a weighted base with a column and a bracket — holds the screen at wall-mount height and moves out with the renter. Low media consoles with a built-in column do the same for smaller screens.

Apartment TV Mounting — common questions

Will the holes cost part of the deposit?

Not when the lease allows the mount and the holes are patched the way it asks.

Can the same visit take the TV down at move-out?

A dismount with patching is a common booking; touch-up paint is matched to the wall.
